The Miami Beach Art Deco District contains the nation's largest and most significant concentration of resort architecture dating from the 1920's and 1930's. FA+A's preservation and development plan for the 800-building district incorporated a dynamic concept for revitalization.  Development proposals ranged from a new mixed-use commercial center with outdoor public spaces to the rehabilitation of certain hotels for congregate elderly housing. The plan defined a balanced scheme that encouraged appropriate new development while enhancing the unique qualities of the resort.
